Introduction and Goal
The Janalyn Circle project in Golden Valley exemplifies Skäpar Design & Build’s commitment to client-centered remodeling. The homeowners approached us after struggling to find a design/build contractor who would respect their budget and vision. They faced pressure to expand the project scope unnecessarily, which risked both their finances and their goals. Our team listened, collaborated, and delivered a phased approach that balanced immediate needs with future possibilities, maximizing value without overextending the project.
The Challenge
The clients’ main challenge was twofold:

Contractor Mismatch: Previous contractors pushed for larger, costlier renovations that didn’t align with the family’s priorities or budget.

Functional Frustrations: The lower level suffered from poor flow, dead-end hallways, and a cramped office/bedroom. The basement’s heating was inconsistent due to ineffective zoning from earlier renovations. On the main level, the primary bath was undersized, and storage was lacking.
Our Process
We take a holistic approach to a homeowner’s aesthetic needs while addressing the flow and function of a space:

We began by understanding the family’s actual needs and concerns. Rather than upselling, we focused on what would truly improve their daily life.
2. Phased Approach
To avoid overwhelming costs and disruption, we proposed a phased plan. This allowed the family to address pressing issues now, while leaving room for future updates as needs evolve.
3. Lower Level Solutions

Reimagined Flow: We resolved the dead-end hallway by opening up the layout, making the basement feel more spacious and connected.

Mudroom Creation: By reallocating space from the underutilized office/bedroom, we designed a functional mudroom with ample storage, perfect for an active family.

Heating Fixes: We eliminated the previous, ineffective zoning, leading to more consistent temperatures and a more comfortable space.

Bathroom Upgrade: The lower-level bathroom was fully updated with modern fixtures and improved usability.
4. Main Level Enhancements

Primary Bath Expansion: We enlarged the primary bath by borrowing space from the adjacent bedroom and hallway closet, creating a more comfortable and private retreat.

Improved Privacy & Storage: The main bathroom received a new vanity and built-in medicine cabinet, boosting storage. A frameless shower door was installed to expand the space visually.
5. Exterior Updates
- Entryway & Garage: Minor changes were made to the entryway, and a new garage door refreshed the home’s curb appeal. Plans for future window and siding replacements were established, ensuring improvements could continue as budget allows.
