Lower Level Remodel After Flood Damage
Introduction and Goal
This project was something special because we had the opportunity to work again with a past client. Years prior, we had remodeled their kitchen, so when the family faced an unfortunate event with their lower level, they gave us a call. We cherish these long-term relationships, and being able to help our homeowners again is both an honor and a responsibility we take seriously.
The Call After the June 2024 Storms
In late June of 2024, following a multi-day power outage in South Minneapolis, our clients found themselves in an incredibly stressful situation. With the water table sitting near the level of their basement, their sump pump system was pushed to its limits. After the backup batteries eventually drained, water began to fill the lower level, damaging many of the finely crafted finishes.
The homeowners quickly connected with a restoration company for cleanup and mitigation. Soon after, they reached out to us at Skapar to help guide them through the insurance claim, recovery, and reimagining of their living space.
Problem One: Understanding the True Loss
This project was not a simple “replace what was lost” situation. The lower level was built with a high level of detail—custom cabinetry, Ralph Lauren upholstered wall coverings, curved mouldings, and other unique features. Establishing a real replacement cost analysis meant digging deeply into the true scope of craftsmanship and materials.
We worked on behalf of the client to negotiate appropriate replacement costs with the insurance company. This ensured that they could rebuild without having to compromise on quality.
Problem Two: Preventing It From Happening Again
It was critical to address the root cause of the flooding. After investigating, we learned that only one of the five sump pumps in the system was actually operating. That one pump had been working overtime while the others—including an unusual exterior sump pump—had all failed over time.
Our solution was to replace and upgrade the sump pump system entirely. We installed new pumps, added back-up pumps, and connected the system to both Wi-Fi monitoring and the home’s Tesla battery backup. With these measures in place, the homeowners should never have to relive this kind of disaster again.
Reimagining the Space
The existing lower level was already beautifully built, but its design was moody and dark, styled much like an old English pub. While elegant, the heavy millwork, darker finishes, and upholstered walls made the space underutilized for how the clients wanted to live.
Our re-design sought to keep craftsmanship at the forefront but bring new life and light to the area. Here are the big changes we made:
- Removed Upholstery & Heavy Millwork: We stripped away wall upholstery, dark-stained trim, and bulky entertainment cabinetry. By replacing them with painted doors, new trim, and a steel-and-glass wine cellar door, the space became brighter and more modern, while still harmonizing with the rest of the home.
- New Fireplace Focal Point: The fireplace was replaced with a new unit and a precast surround. This subtle but elegant addition gave the living space a fresh architectural anchor.
- Wall Moulding & Finishes: To elevate the details, we added mouldings that echo the formal elegance of the upstairs dining room. The entire level—walls, ceiling, and trim—was painted in a monochromatic palette. Though subtle, differences in finish between the surfaces brought out quiet texture and richness.
The result is a much more usable, welcoming lower level—light-filled, warm, and designed for comfortable everyday living.
